Community Center Building Committee Project Update – July 2, 2023

CCBC WORK THIS PAST WEEK:
We’ve made further progress on our building program and site design…

Site Planning
ICON’s recently developed site strategies were met with favorable feedback, and will become the basis for our work going forward. The concepts keep the parking in its present location, protect exiting play spaces for campus stakeholders (Schools, LEAP, and Magic Garden), and make important storm water improvements to the area. As we indicated last week, cost modeling for these strategies takes some time, but we will update the community as soon as we can!  We remaining dedicated to delivering viable options for the project that come in at up to 50%, up to 75%, and up to 100% of the original $25M budget.

Program Analysis & Development
Our current program represents a 10,000 sqft reduction from the 2018 program, and is based on space needed to run existing programs into the future.  Town Staff and ICON worked from March through May to refine this program down, and have been updating COA&HS program data and PRD program data online over the past few weeks.  A program working group was tasked with reviewing the work and making a recommendation to the full committee to either accept or adjust the data.  They presented their findings at the June 28 meeting, at which time the CCBC accepted the current Parks and Recreation Department, Council on Aging and Human Services Department, LEAP and Magic Garden data in order to allow ICON Architecture to move forward in developing project alternatives. ICON will be using this data for design purposes, and program/space adjustments may continue throughout the process.

ICON will be using the summer months to synthesize the variety of building program concepts with our preferred site design, in order to arrive deliver our project at the three cost options.  To date, their work has been at a very high level, so they will use the next two months to begin to fill in the details in anticipation of further committee review. 

Community Engagement
We have scheduled two additional CCBC meetings on July 26th and August 16th – the meeting information is below. Our fall meeting/forum schedule is not set yet, other than two important dates: State of the Town/Community Charrette on Saturday, September 30, 2023, and Special Town Meeting on Saturday, December 2.  All our upcoming public meetings are listed below. 

Satellite Programming
As we look to develop two lower cost options, we will be exploring opportunities to lean more heavily on satellite locations listed in our Decentralized Programming Inventory to manage the building program load.
